What The Law Requires

Periodic inspection of exterior elevated elements

SB 721 mandates periodic inspections of load-bearing exterior elevated elements (EEEs) that are exposed to weather and supported in whole or in part by wood or wood-based products. That includes balconies, decks, stairways, walkways, and similar structures.

The purpose is straightforward: identify dry rot, water intrusion, structural deterioration, and other hidden hazards before they become dangerous or catastrophic failures. The requirement applies to qualifying buildings with three or more multi-family dwelling units, and inspections must be completed within state-mandated timelines.
